A: A broker estimates a property’s market value for selling purposes, while an appraiser determines its fair market value using recognized and neutral valuation methods. Appraisal reports are accepted by financial institutions, courts, and tax authorities.

Q: What information should I provide for an appraisal?
A: The complete address, certificate of location, any renovation details, and building plans or inspection reports if available.
Q: Does the appraiser need to visit the property?
A: Yes. The site visit is essential to assess the building’s condition, take measurements, and capture reference photos for the final report.

A: Yes. When possible, we offer express services for rush transactions or urgent lender requests, depending on evaluator availability.

A: Yes. Our reports are recognized by most banks, credit unions, and private lenders across Québec — as well as by the CMHC and provincial tax authorities.
Q: How long is an appraisal report valid?
A: Typically 6 to 12 months, depending on market conditions. We can issue an updated report quickly if required.

Q: Do you offer services throughout Québec?
A: Our appraisers mainly serve the regions of Laval, Laurentians, Lanaudière, and Greater Montréal. For other areas, we can refer you to a trusted OEAQ partner.
Q: Can I get my report in English?
A: Absolutely. All reports can be provided in either English or French upon request.
